Finishing the Backyard on a Newer Goodyear Home

Deck Builders in Goodyear spend a lot of time on houses that are only a few years old. The city grew from 18,911 people in 2000 to 95,294 in 2020, and the Census estimated 125,359 residents in 2025. A new build here often comes with a small covered patio, a strip of concrete and not much else. Owners call us when they realize how little of that yard they can use between June and September, when highs sit at or above 100°F day after day.

From cotton fields to master-planned streets

Goodyear Tire and Rubber Company bought about 16,000 acres here in 1917 to grow cotton for tire cords, and the town took the company's name when it incorporated in 1946. Today the old fields are master-planned communities. Estrella covers about 20,000 acres south of the Gila River near the Estrella Mountains. Palm Valley takes up about 9,000 acres north of Interstate 10. PebbleCreek is an active-adult community built around golf. Each has its own design guidelines, and those guidelines shape what a deck or cover can look like.

Working with your HOA

In many Goodyear communities, a backyard structure needs association approval, and it makes sense to get it before applying for the city permit. Committees typically care about:

  • Cover and pergola colors that match the house trim or stucco
  • Height, especially where a yard backs onto a golf course, trail or open space
  • Setback from the rear wall and side walls
  • Railing style on any raised deck

We prepare a scaled drawing, elevations and color references with your submission, and we wait for approval before ordering material.

The Alumawood EZ Permit

Goodyear offers an EZ Permit for residential patio covers and ramadas, but only for attached or detached Alumawood structures built from a standard plan. The application is filed online under Project Type "Patio Cover – Alumawood Only." It asks for a site plot plan with setbacks and lot coverage, sealed and signed standard plans showing a 10 PSF live load and an ESR number, elevations measured to the roof peak, and an aerial view of posts, beams and rafter spans. Wood pergolas, solid-roof covers of other materials and raised decks fall outside that streamlined path and are reviewed differently. We will explain which route your design takes before you choose.

What we build here

  • Composite decks at ground level or raised over a sloped yard
  • Wood decks where the HOA and the owner prefer natural material
  • Alumawood and other patio covers, plus open pergolas
  • Repair and replacement on older decks in Goodyear's first neighborhoods
  • Railings and stairs on raised decks and pool surrounds
  • Staining and sealing for wood decks and pergolas

Sun, storms and the Gila River

The city gets more than 300 sunny days a year, and its record high is 125°F. Rain averages about 9 inches a year in the city's climate table, with much of the drama arriving from July through early September, when monsoon thunderstorms roll in during the afternoon and evening. A shade structure in Goodyear has two jobs: block the sun and stay put in a gust. We anchor posts to engineered footings and slope roofs so water drains away from the house. Homes in Estrella, south of the Gila River, sit closer to the mountains and open desert, where wind can funnel across open ground.

Goodyear Questions

Does every patio cover in Goodyear qualify for the EZ Permit?

No. The city's EZ Permit guide covers only Alumawood patio covers and ramadas built from a standard plan. Other materials, custom designs and decks go through regular review. We tell you up front which route your design will take.

Do I need HOA approval before the city permit?

In many Goodyear master-planned communities, the association expects to review plans, so it is smart to go there first. Applying for HOA approval before the permit avoids paying for drawings twice if the committee asks for changes.

My new home already has a small covered patio. Can you extend it?

Often. We look at how the existing cover is framed and attached, then extend it or add a freestanding pergola beside it. Matching the builder's colors usually helps with HOA approval.

Is a raised deck worth it on a flat Goodyear lot?

On a flat lot, a ground-level deck or a cover over an extended slab is usually more practical. Raised decks make more sense where the yard slopes or you want to step out level from a higher door.
